We have been retained by the President & CEO of a growing Affordable Housing Development & Consulting firm in Los Angeles. The CEO brings 12+ years of experience in Affordable Housing Development and bachelor's and master's degrees from Ivy League universities. Our Client

A California-based Affordable Housing Development and Consulting firm that specializes in building and preserving affordable housing by partnering with other developers, public agencies, and community groups. They offer development services that include the full life cycle of a project as well as advisory, strategic planning, and capacity building services at the organizational level. They’re committed to creating sustainable, high-impact, and community-centered housing solutions that address the urgent need for affordable housing.

Scope of Responsibility

Responsible for overseeing and managing the development of affordable housing projects from start to finish, including pre-development, financing, acquisition, construction, and perm conversion projects. The successful candidate will manage relationships with consultants, lenders, and other stakeholders.

  • Coordinate the acquisition and due diligence process: develop preliminary feasibility analyses for new development opportunities; conduct and review preliminary site due diligence; participate in initial development concept; and manage escrow closing and loan disbursement process
  • Formulate and execute strategy for successful applications in response to RFPs
  • Review and analyze development and operating budgets and proformas, financial statements, environmental reports, market studies, appraisals and other third-party reports to help determine project feasibility
  • Coordinate the entitlement and land use approval process: supervise third party consultants, including architects and entitlement consultants; prepare and submit entitlement development applications, and work with city officials to secure approval; and participate in community outreach and public hearings
  • Secure financing: prepare loan and grant applications (LIHTC, Tax-exempt Mortgage Revenue Bond, HOME, AHP and similar programs); work with public agencies and conventional lenders and investors to secure predevelopment, construction and permanent financing; assist with public agency and lender compliance requirements; and direct closing of acquisition, public agency, and construction financing
  • Interact with equity, title, lender, legal, construction, property management and third-party vendors to ensure timely and efficient closing of transactions
  • Coordinate project design: work with architect to develop program requirements and establish overall project vision; communicate company’s design standards; consult with Property Management and Resident Services staff to ensure design and specifications meet long-term operational needs; coordinate third-party consultants, such as sustainability and accessibility; and work with general contractor to estimate project costs and ensure conceptual design is within budget
  • Coordinate construction administration: manage the project budget; attend construction job site meetings; and coordinate Owner’s Representative during construction
  • Coordinate transition to operations: work with Property Management to coordinate initial lease-up, construction close-out, and punch-list and warranty items
  • Provide administrative support and perform other duties as needed
  • Coordinate the formation of new limited partnerships and limited liability companies with legal; obtain associated Resolutions, Employer Identification and DUN’s
  • Assist in building and implementing operational systems, workflows, and tools to support the company's early-stage growth
  • Create standardized project management templates, checklists, and reporting structures for use across current and future projects
  • Establish document control systems and processes for contracts, plans, change orders, and approvals
  • Support leadership in scaling internal operations with a focus on repeatability and efficiency
  • Provide administrative support and perform other duties as needed

Ideal Candidate Profile

  • 7+ years of experience in Affordable Housing Development and/or Finance
  • Strong problem-solving skills, with the ability to identify and devise innovative solutions to overcome challenges
  • Excellent communication skills, both verbal and written, with the ability to effectively communicate with diverse stakeholders
  • Experience working with federal, California, and local government funding sources and agencies
  • Demonstrated project management experience with the ability to manage multiple projects and tasks simultaneously
  • Understanding of the complexities of affordable housing and the regulatory environment
  • Strong financial acumen and analytical skills
